What is Property-Backed Secure Financing?
Property-backed secured financing is a financial solution wherein small and medium-sized enterprises (SMEs) can use their properties as collateral to secure funds. This method offers businesses a dependable method for accessing funds, enabling them to utilize their property assets to foster growth and meet financial requirements.

What are the terms of Property-Backed Secure Financing?
This product can offer you a financing of up to RM 2 million with an interest rate as low as 8% per annum.
Once you have accepted our offer, we will disburse the approved financing amount to you, with applicable fees deducted upfront from the amount.

How long is the tenure?
Applicants may request a tenure of up to 12 months for this financing. The approved tenure will be determined based on the financing amount and the applicant's repayment capability, subject to approval.

What type of properties can be financed under this product?
In order to be eligible for Property-Backed Secured Financing, certain criteria must be met:
- The property must be located within Klang Valley.
- Financing is not available for property purchases.
- Eligible property types include Residential, Industrial, or Commercial properties with standard designs; must have a Certificate of Fitness (CF) or Certificate of Completion and Compliance (CCC).
- Both freehold and leasehold properties are accepted with a minimum remaining lease of 35 years is required at the time of application.

What if I can't make my payments on time?
If you are late in making your repayments, the following fees/charges will be imposed:

Late Penalty Fee: RM500 per repayment cycle

Late Interest Fee: 0.1% per day (non-compounded) on the amount in arrears

Can I make an early settlement?
Yes. There is no early settlement fee for this product and SMEs are able to save on future interest.

Can legal and valuation fees be included in the financing?
Yes, legal and valuation fees can be incorporated into the loan amount, offering applicants the convenience of consolidating these costs within the Property-Backed Secured Financing package.
