Property-backed secured financing or also known as real-estate backed financing is a financial solution wherein small and medium-sized enterprises (SMEs) can use their properties as collateral to secure funds. This method offers businesses a dependable method for accessing funds, enabling them to utilize their property assets to foster growth and meet financial requirements.

What are the terms of Property-Backed Secured Financing?
This product offers financing of up to RM20 million, with interest rate starting from 6% per annum.
Once our offer is accepted, we will disburse the approved financing amount to the applicant, with applicable fees deducted upfront from the amount.

What type of properties can be financed under this product?
In order to be eligible for Property-Backed Secured Financing, certain criteria must be met:

Property must be located within Peninsular Malaysia (Northern, Central or Southern regions).

Financing is not available for property purchases.

Eligible property types, include standard built commercial properties, standard design residential properties, standard industrial building, and commercial / residential land.

Only applicable to completed unencumbered properties (with Certificate of Fitness/ Certification of Completion for new properties).

Both freehold and leasehold properties are accepted with a minimum remaining lease of 60 years is required at the time of application.

How long is the tenure?
Tenure of up to 12 months, with annual renewal subject to no adverse records.

What if my client can't make payments on time?
If applicants are late in making their repayments, the following fees/charges will be imposed:

Late Penalty Fee: RM500 per repayment cycle

Late Interest Fee: 0.1% per day (non-compounded) on the amount in arrears

Can my client make an early settlement?
Yes. There is no early settlement fee for this product and SMEs are able to save on future interest.

Can legal and valuation fees be included in the financing?
Yes, legal and valuation fees can be incorporated into the loan amount, offering applicants the convenience of consolidating these costs within the Property-Backed Secured Financing package.
